Do you need a termite pre-treatment in the White Mountains?

Yes, plan on one. Cold winters don't keep subterranean termites out of the White Mountains. University of Arizona Cooperative Extension says the arid-land subterranean termite is found throughout Arizona and is the most common termite pest in the Flagstaff area, and U.S. Forest Service researchers have collected Reticulitermes termites on the Mogollon Rim at 6,000 to 7,000 feet. Up here termites are easy to miss, which is why the pre-treatment before the slab pour matters.
Subterranean termites live in the high country
UA Cooperative Extension says subterranean termites are considered major urban pests throughout Arizona. The arid-land subterranean termite (Reticulitermes tibialis) is the most widely distributed subterranean termite in the state, reported as far north as Page, and the most common termite pest in the Flagstaff area.
U.S. Forest Service researchers report that Reticulitermes occurs naturally throughout Arizona except much of the Sonoran and Colorado Deserts. They collected samples at 6,000 to 7,000 feet on the Mogollon Rim and analyzed samples from Prescott to Springerville.
Why you may not see them
Above 4,000 feet, these termites usually swarm in June and July, and UA Extension notes their swarms aren't as commonly noticed as those of other subterranean termites. They tend to go after moist and decaying wood.
We often treat for subterranean termites in the White Mountains, and we commonly find them in crawlspaces and inside wall voids, places homeowners rarely look.
Other wood-destroying pests up here
Carpenter ants: UA Extension calls them structural pests. They prefer moist, softened wood and often set up inside buildings where water leaks, such as roof leaks, poorly flashed chimneys and poorly sealed windows.
Dampwood termites: they occur in Arizona, but UA Extension says they don't cause widespread problems here and can be a problem under certain conditions. They need moist wood, so fix leaks and keep wood off the soil.
If you're told you don't need it
We sometimes hear that a pre-treatment isn't needed up here because of the cold. Before you agree, check what your lender requires (FHA requires a builder's termite guarantee on new construction in every Arizona county, including Navajo and Apache; see does your lender require a termite pre-treatment?). And remember the soil under the slab can only be treated before it's poured.
